Salmon Harvester Properties doubles up at Ascot

Salmon Harvester Properties (SHP) has sold the freehold investment of an office building on Ascot Business Park, Ascot, to a private investor and leased an industrial scheme on Orbital Park in Ashford in Kent.

The 2,084 sq ft office building is let on the ground floor to Jameson Carter while Smink occupies the 1,084 sq ft first floor. The purchase price of £776,520 equates to a record sale for the park of £373 per sq ft.

Salmon director Pat Mahoney said: “The price achieved reflects the high quality of the investment and its excellent location. There is keen interest in purchase of our remaining buildings on the Park and we expect to be reporting further disposals very shortly.”

The remaining modern grade A office buildings at Ascot Business Park are available to investors or owner occupiers to purchase with sizes ranging from 1,667 sq ft up to 14,200 sq ft.

Strutt & Parker and Campbell Gordon advised SHP with the purchasers representing themselves.
At Orbital Park in Ashford in Kent Salmon Harvester Properties has let an 8,516 sq ft industrial building on its speculatively developed Axiom warehouse and industrial scheme.

The building, Unit 7, has been taken by Meggitt Training Systems on a 10-year lease at a rent of £9.50 per sq. ft.

It is the second letting on the estate following a recent deal to Howdens Joinery who are now open and trading.

Salmon director Pat Mahoney said: “This is an excellent letting to a strong covenant in Meggitt on highly competitive terms. With little new space available in the town, we are seeing strong occupational interest. The estate is letting up quickly with two other units under offer and three remaining of various sizes immediately available.”
