Surrey & Lever House, Kingston, KT1 2AH

Size 310,000 ft2

Location

This mixed use holding is situated in a strategic position on the southern end of Kingston upon Thames’ town centre, opposite the Eden Walk Shopping Centre and adjacent to St George's proposed development of the Post Office site - the Royal Exchange.

Description

The estate comprises four major elements of circa 15,795 sqm (170,000 sqft) of accommodation.

- Lever House – a high quality office property let in its entirety to Unilever for in excess of 54 years
- Surrey House – a mixed use property in need of redevelopment, which provides ground floor retail accommodation with vacant offices on the second and third floors.
- The Roundhouse – a retail property let to furniture retailer Bo Concept.
- 1 St James Road – let to Deltic Group, trading as the Hippodrome Nightclub.
- Multi-storey car park providing 381 spaces for both Lever House and the public.

The Fund submitted a planning application for the site's redevelopment in Q1 2018. The proposed scheme comprises 25,000 sq ft retail space and 322 residential build to rent units, as well as improvements to the public square.

The Fund is working up vacant possession of the site, other than the car park and Lever House, which will remain as they do not form part of the development.

The new scheme will include 25,000 sq ft of high quality retail space, new public realm space and Kingston's first built to rent residential scheme, totalling 322 units comprising a mix of studios, one, two and three bedroom units.

JLL is advising on the residential, and Green and Partners on the retail. The scheme's architects are Darling Associates.
